The apartment is finely furnished and consists of two comfortable and spacious double bedrooms which may also be prepared with two single beds each instead. The living area consists of a fully equipped kitchen with everything you need for cooking, dining table and sofa that turns into bed. The bathroom is equipped with hairdryer and washing machine.
As soon as you leave the apartment you will find the entrance to the exhibition of the Biennale International Art Exhibition of Venice. Immersed in the green of the Park, the 29 pavilions of the participating nations are a great example of architecture of the twentieth century, between architects designers: Aalto, Hoffmann, Rietveld, Scarpa and Stirling.
The property is in a street adjacent to the Arsenale, the exhibition halls of the International Biennale of Modern Art, and only a 15-minute walk from the beautiful Piazza San Marco. The lively Via Garibaldi is nerby; you can savor the most authentic atmosphere among bacari (typical Venetian taverns) and restaurants, including craft shops and the local market. Via Garibaldi ends on Riva San Biagio, from here you can admire spectacular beauty across the Bacino San Marco, the water in front of Piazza San Marco, which you can reach in 15 minutes, by taking a scenic walk along the shore.
On arrival, after having visited your apartment, we will ask you for your valid credit card from which we will block an amount of €250.00 as a warranty / security deposit until the date of check-out.
The apartment is available after 15:00 on the day of arrival and must be vacated before 10:30 on the day of check out.
City Tax: tariffs will vary according to season; children aged between 10 and 16 will pay half the tax fare, whereas those under 10 will not be charged at all. The tax goes to a maximum of 2,50€ to a minimum of 0,90€ per person for day until 5 day of stay.

The apartment is absolutely fine. Very decent bathroom, gas stove and coffee maker, so the most important basic needs are met. Who actually likes to cook: kitchen is well-appointed. Mosquito nets on the windows we missed. The mattresses were not so convenient for us. Good location: 3 minutes to Vaporrettostation Celestina, 7 minutes to Arsenale station. Beautiful view on Rio di Santa Ternita and Campo S. Trinita, on the other side a garden with fig tree (fruits unreachable). Shopping near no problem - we learn anything from Marco. We were comfortable
Die Wohnung ist absolut in Ordnung. Sehr ordentliches Bad, Gasherd und Espressokanne, wodurch die wichtigsten Grundbedürfnisse erfüllt sind. Wer tatsächlich kochen mag: Küche ist ordentlich ausgestattet. Mosquitonetze am Fenster haben wir vermisst. Die Matrazen waren für uns nicht so bequem. Gute Lage: 3 Minuten zur Vaporrettostation Celestina, 7 Minuten zur Station Arsenale. Schöner Ausblick auf Rio di Santa Ternita und Campo S. Trinità, zur anderen Seite ein Garten mit Feigenbaum (Früchte unerreichbar). Einkaufen in der Nähe auch kein Problem - erfährt man alles von Marco. Wir haben uns wohl gefühlt
This flat was perfect for our 3 day stay. Great location and great hosts. Valentina was very prompt with her replies and Marco was extremely helpful when he checked us in to the flat and recommended a close by restaurant. We went back for dinner the next night. We would stay here again for sure.
That with the view is exaggerated, you look nämich not "the" channel, but a small one. Nevertheless, it is worth the view, you do not look namely on a wall or ugly alley, probes in a broader way, a small canal and a small bridge - very nice. At the back you can see a small garden / park and palm trees. The walls are etws moist, which is more normal for Venice. For 4 people enough space, 5 yet (sofa), but is only 6 people at a pinch.
The apartment is surrounded by small streets next to the Arsenale. Thanks briefing it is easy to find again. I found the fourth class and super romantic. It is located just outside the crowds but close enough to the major places that you can then also within walking distance.
It takes 5 minutes on foot to the Arsenale stop and Via Garibaldi (cheap restaurants, Coop supermarket).
Check-in: the public water bus line 1 from the Bus-Terminal/Bahnstation ("Piazzale Roma") for about 30 minutes under the Rialto bridge to the stop "Arsenale". There they found an employee to me and showed me everything.
Only annoying was the garbage right that you have to leave the apartment garbage free. But also due to the city, where there is no trash can, you put the garbage bag next to the front door, where it will be picked up early in the morning. If you forget that threatens a penalty of € 100 The cleaning and greeting fee of € 85 I personally found a bit too high, but Venice is also not a cheap city.

Das mit der Sicht ist übertrieben, man schaut nämich nicht auf "den" Kanal, sondern einen kleinen. Trotzdem lohnt sich die Aussicht, man schaut nämlich nicht auf eine Wand oder hässliche Gasse, sonden in einen breiteren Weg, einen kleinen Kanal und eine kleine Brücke - sehr schön. Nach hinten raus ist ein kleiner Garten/Park und Palmen zu sehen. Die Wände sind etws feucht, was für Venedig eher normal ist. Für 4 Personen ausreichend Platz, 5 geht noch (Sofa), aber 6 Personen nur zur Not.
Die Wohnung liegt inmitten kleiner Gassen neben dem Arsenale. Dank Einweisung ist sie leicht wieder zu finden. Ich fand das Viertel klasse und superromantisch. Es liegt etwas ausserhalb der Menschenmassen, aber nahe genug an den wichtigen Orten, die man dann auch zu Fuß erreichen kann.
Man benötigt 5 Minuten zu Fuss zur Haltestelle Arsenale und zur Via Garibaldi (günstige Restaurants, Coop-Supermarkt).
Anreise: mit dem Wasserbus Linie 1 ab dem Bus-Terminal/Bahnstation ("Piazzale Roma") ca. 30 Minuten unter der Rialto-Brücke hindurch zur Haltestelle "Arsenale". Dort wartete ein Angestellter auf mich und hat mir alles gezeigt.
Einzig nervig war die Müllordnung, dass man die Wohnung müllfrei verlassen muss. Liegt aber auch an der Stadt, dort gibt es keine Mülleimer, man legt die Mülltüte neben die Haustür, wo sie dann frühmorgens abgeholt wird. Vergisst man das, droht eine Strafe von €100. Die Reinigungs- und Begrüssungsgebühr von €85 fand ich persönlich etwas zu hoch, aber Venedig ist auch keine billige Stadt.
Wie heisst es so schön: "Alles Bestens, gerne wieder".

The location of the flat is very good. It is close to the boat stop and to a walking area as well.
The arrangement of the flat is appropriate. The bedrooms are separated from the kitchen and from the bathroom.
The beds are comfortable the kitchen is well equipped.
In a nutshell we were very pleased with this appartement and can recommend it as a good accommodation.

We (2 couples) made us feel very comfortable in the apartment, it is the quiet area arsenals and still very central. We would come back any time.
Wir (2 Paare) haben uns in der Wohnung sehr wohl gefühlt, sie liegt im ruhigen Viertel Arsenale und trotzdem ganz zentral. Wir würden jederzeit wiederkommen.
The flat is very confortable, and extremelly well situated, at the heart of venice. Marco (Valentina assistant) who received us is very efficient and polite. For sure a good choice.
A lovely accommodation close to Rialto (5 min away walking) and with all the necessary facilities around it. Very quiet in the night, it has two double room and a living room with a double bed futon .... more than enough to sleep up to 6 adults if needed! We were a family of four and the two kids were able to have their own room. The kitchenette has a nice view over a small canal (which is the picture posted on the site) and we enjoyed sitting at the small table in the evening drinking Prosecco and watching people walking and chatting over the little bridge. Al in all a very positive experience with only one recommendation: it would be good if the two air conditioning units could have their exhaust pipes permanently fixed on the wall with an outside hole. Having to keep the windows open for the hot air to be disposed reduced dramatically the efficiency of the air conditioning and we were never able to properly cool down the apartment.
LOCATION.....Very Good. Nice quite location just around the corner from San Marcuola Casino Vaporetto stop which provides easy access to the rest of the attractions.
ACCOMMODATION ..... A little on the sparse side but clean with everything you would need. The property maintenance could be improved. When we arrived there were several lights out, the towel rail in the small bathroom would not turn off making it unpleasantly hot. The shower was a disaster. It leaked, would not stay on the mounting rail due to the wrong fittings being used, one of two air con units was unusable due to the noise it made.
VALUE FOR MONEY......Not bad. Our stay would have been so much better had the apartment been assessed and repairs carried out prior to our arrival.
Apartment large and very well located, 10 minutes from St. Mark's Square and very close to the bridge dell 'Accademia. Small problem: a very unpleasant smell in the bathroom, that fail to hide the many deodorants ...
Appartement vaste et très bien situé, à 10 minutes de la place Saint Marc et très près du pont dell' Accademia. Petit problème : une odeur très désagréable dans la salle de bains, que n'arrivent pas à masquer les nombreux désodorisants...
