Beautiful and spacious apartment on the 1st floor of a building located in the first row of houses facing the gardens of River Turia, opposite the bridge of the Kingdom and the slides of Gulliver Park, about 200 meters from the City of Arts and Sciences.
This apartment is well decorated with comfortable and tasteful furniture. It has four double bedrooms and a fifth room (in the entrance hall) with a double sofa-bed and its own cupboard.
We can provide a spare bed in one of the bedrooms for an 11th guest and also a cot. There are two bathrooms (one bathroom with a bath and a toilet with a shower), a fully equipped kitchen with a patio, a dining room table with enough space to seat 11 people around it, and a beautiful living room with a nice balcony and views over the Turia Gardens, (the old bed of the river Turia is now a green pedestrian area that runs several km through the middle of the city where you can stroll, jog, ride a bike...
In this huge space there are playgrounds and sport courts, also the famous buildings of the City of Arts and Sciences by Santiago Calatrava. The flat has its own central heating, gas boiler, and also air conditioning in all the bedrooms and in the living room. Free internet connection (wifi) is available. Children welcome, discounts for children under 6. The price depends on the number of people accommodated (minimun group of 6), discounts for stays longer than a week.
Location: The Umbracle (gardens and nice disco-bar) which is 10 minutes walking from the building, the bars and restaurants in Cánovas and Ensanche area are only 10 minutes away from here. To get to the old town in the city there is a bus that stops just in front of the building and will get you there in about three or four stops. To go to the beach / port there are several bus lines with stop about 100m around the building (by car it takes about 10 minutes). The centre of the city is about 10-15 minute walk.

Cleaning - Although the final cleaning is included in the price, if on check-out, the apartment does not comply with the minimum cleaning requirements, 50 € will be deducted from the breakage deposit. The minimum cleaning requirements are considered to be: not to leave any of rubbish in the bin or in the flat, to leave the fridge empty (without any of food) and any washing up to be done in the sink. To leave blankets, bedspreads or duvets and used sheets and towels in the cloth baskets or folded on the beds (please, not on the floor) and leave things and furniture in a tidy condition.
Hours of Arrival and Departure of the apartment - The arrival-departure time is flexible: you can check in-out between 9:00 h and 22:00 h. However we are flexible and we will try to adapt to your needs.
The last day the customers can leave the flat as they wish, leaving the keys inside and shutting the door. The last day, customers can use the flat until 21:00 h. Please note however, if another visitor is arriving at the flat the same day of your departure, check-out must be before 12:00 h.
Complaints - Should there be any problem during your stay, please contact us so that we can immediately proceed to rectify it. Please be aware that complaints will be not be considered at the time of your departure. You can be assured in the unlikely event of a problem, the owner will put the maximum effort into resolving it as soon as possible with the minimum inconvenience to the customers.
The following is forbidden during occupancy
•Introduce furnishings into the apartment or perform repairs or alterations.
•Exceed the maximum capacity of occupants as stated for the apartment.
•Sub-let the apartment or use it for purposes other than those for which it was contracted.
•Introduce flammable or explosive materials into the building or any other materials which could cause damage or disturbance to neighbors.
•Indulge in any activity which causes a hygiene or a public nuisance or disturbs other users of the building. Noise is forbidden after 22.00h inside the apartment and also on the staircase.
•Introduce animals into the building when it has been expressly forbidden to do so by the owner.
•Any breach of the above rules may result in the owner taking whatever necessary corrective action.
Guests not respecting these points will be immediately asked to leave the property with no refund of the rental payment and deposit. We thank you for your understanding.
•Normal use of electricity, gas and water is included in the price. Please, help us to control the utilities. Remind to switch off the lights, heating or air conditioning each time you leave or when you are not at home.
•All the keys provided must be returned at check-out. It’s absolutely forbidden to copy the keys. If the customer loses, breaks or damages them, 50 € must be paid for each set.

A beautiful ninth-floor apartment with a sunny ( 13.30-sunset) great balcony in an old building in the center of Valencia! Hot spots, supermarkets, shops , metro and buses within walking distance.

Sehr schnelle und freundliche Kommunikation mit Alejandro, dem Verwalter. Reservierung, Buchung und Schlüsselübergabe problemlos. Das Apartment ist exakt wie im Text beschrieben und auf Fotos abgebildet. Die Unterkunft ist gut ausgestattet und einladend eingerichtet. Sehr zentrale Lage. Manchmal hört man nachts die Straße ein wenig. Alles hat prima funktioniert. Besonders gut hat uns gefallen, dass eine Musikanlage zur Einrichtung gehört. Der Verwalter war sehr hilfsbereit und sympathisch und hat uns auch viele nützliche Infos zur Stadt gegeben.
